Proposal

To alter the development standards for the mixed-use building (stepping up to 14-storeys (45 m), as approved under Site Specific Zoning By-law 1247-2022 (OLT), by increasing the building height, the number of storeys (stepping up to 17-storeys (54.5 m), the total gross floor area (for residential and non-residential uses), and the total number of residential dwelling units (including a reduction in the proportion of three-bedroom units). Also, to reduce the minimum required outdoor amenity space, the number of required residential and visitor parking spaces, the number of parking spaces equipped with an energized outlet, the number of oversized bicycle parking spaces, and the minimum width of two short-term bicycle parking spaces. The altered mixed-use building will contain commercial uses on the first and second storeys, indoor and outdoor amenity spaces on the second storey, and a total of 162 residential dwelling units.
