Living in Churchill Meadows

Churchill Meadows is a planned community in Mississauga's west end, bounded by Britannia Road to the north, Highway 403 to the south, Winston Churchill Boulevard to the east and Highway 407 to the west. Eglinton Avenue West, Erin Centre Boulevard, Tenth Line and Ninth Line are its main streets.

The land was farmland in what was once Trafalgar Township. It became part of Mississauga when the city was formed in 1974, and a narrow strip along Ninth Line was added in 2010. Planning began in the 1980s, and most of the neighbourhood was built from the late 1990s through the 2000s. Infill and newer phases continue, especially in the Ninth Line area on the western edge.

It is a young, well-kept suburb designed around schools, parks and a central community hub. Builders paid attention to street appeal, so many homes have traditional-style brick and stone exteriors, front porches and rear-lane garages on some streets. The southern part has more medium-density townhomes and low-rise condos along the main roads, while the north is mostly detached and semi-detached homes.

Getting around

  • GO trains: Lisgar and Meadowvale stations on the Milton line are a short drive north, with service mostly at weekday rush hour toward Union Station.
  • Mississauga Transitway: Busway stations at Winston Churchill and Erin Mills, along Highway 403, offer express bus service toward City Centre and points east.
  • MiWay buses: Routes run along Eglinton, Erin Centre, Britannia and Tenth Line.
  • Highways: The 403, 407 and 401 are all close by, which makes driving to Oakville, Milton, Brampton or Toronto straightforward outside peak times. Note that the 407 is a toll highway.
  • On foot and by bike: Everyday errands are easiest by car, but the parks, schools and the community centre are well connected by sidewalks and paths.
  • Downtown commute: Expect a longer commute than from the lakeshore areas. Most people drive or use the Milton GO line.

Parks and things to do

  • Churchill Meadows Community Centre and Mattamy Sports Park, on Ninth Line, is the neighbourhood's newer hub. It has a pool, a gymnasium, turf soccer fields, a skate park, a spray pad and trails. The original community centre and Churchill Meadows Library share a building with a local secondary school.
  • Dozens of neighbourhood parks, playgrounds, splash pads and sports fields are spread across the community, plus walking paths along the hydro corridor and stormwater ponds.
  • Erin Mills Town Centre and the shops around Eglinton and Erin Mills Parkway are just to the east, with Credit Valley Hospital nearby.
  • Streetsville, with its historic main street and summer events, is a short drive northeast.

Homes you'll find here

  • Detached homes: Mostly two-storey, built from the late 1990s on. Lots are typical of newer suburbs, modest in width rather than large.
  • Semi-detached and freehold townhomes: These are common and often a more affordable route to owning a house with a yard.
  • Rear-lane homes: Some streets have garages off a back laneway, which gives a cleaner streetscape but usually a smaller backyard.
  • Stacked townhomes and low-rise condos: These line parts of Eglinton and other main roads.
  • Ninth Line area: Newer and ongoing construction on the western edge, near Highway 407.
  • Basements: Many homes have finished basements, and some have legal second units. Always confirm a basement apartment is registered with the city.

Who it suits

  • Families with school-age children: Public and Catholic elementary and secondary schools are within the neighbourhood, along with plenty of parks and programs.
  • Commuters by car: It's close to the 403, 407 and 401 for jobs across Peel, Halton and Toronto.
  • Move-up buyers: The homes are relatively newer, on quiet crescents, in an established neighbourhood.
  • Multi-generational households: Larger detached homes and basement suites can give extended families room to live together.

Good to know before you buy

  • Check school catchments: Popular schools can be full or have boundary changes. Confirm with the Peel District School Board or the Dufferin-Peel Catholic District School Board for the exact address.
  • Basement units: If you plan to rent out a basement, check the City of Mississauga's second-unit registration and permit requirements before you rely on the income.
  • Highway and hydro corridors: Homes backing onto the 403, the 407 or a hydro corridor may hear traffic or feel less private. Visit at rush hour.
  • New construction nearby: Ongoing building in the Ninth Line area can mean truck traffic and noise for a while.
  • Common elements: Some townhomes and stacked units belong to a condominium corporation or common-elements condo, even though they look freehold. Confirm the ownership type and any monthly fees.
